Frequently Asked Questions
Spray Foam Insulation Questions
How much should I expect to pay for spray foam insulation?
HomeGuide's national installed range is $1.50 to $5.00 per square foot, with open-cell at $1.50 to $3.50 and closed-cell at $3.00 to $5.00. A spray foam attic runs $3,000 to $8,000 and rim joists $2,000 to $2,500 in that guide. Thickness, access and prep change it, and your written estimate is the price.
Why is spray foam insulation now a red flag?
Usually because of bad installs, or because foam on a roof deck hides the underside of the roof from inspectors and lenders. Foam mixed wrong, sprayed too thick in one pass or put over a leak can cause odor or hidden damage. Careful installation in proper lifts and a written record of what went where address most of the concern.
What should I ask insulation companies in Grand Junction?
Ask what material goes where, how thick, and what R-value it reaches compared with Zone 5 targets. Ask how they handle air sealing and rim joists, what barrier the foam needs, and how long you must stay out while it cures. Compare quotes that spell those out.
Why are people removing spray foam insulation?
Most removals are because foam was put over a roof leak, was mixed wrong and still smells, or is in the way of repairs. Some buyers also want it gone from roof decks. HomeGuide lists foam removal at $1.00 to $2.50 per square foot.
What attic R-value do I need in Grand Junction?
The 2021 IECC, enforced by Mesa County since September 1, 2025, lists R-60 for ceilings in Zone 5. ENERGY STAR recommends R-60 for an uninsulated Zone 5 attic and R-49 added over three to four inches already in place.
Should I use closed cell or open cell in Grand Junction?
Closed-cell is the usual choice for rim joists, crawl space walls and metal buildings because it doubles as a vapor retarder. Open-cell can work in walls and some roof decks if vapor control is handled. Your quote names the foam for each area.
How long do we need to be out of the house?
HomeGuide advises at least 24 hours while spray foam cures. We ventilate during and after the work and give you a return time.
Spray Foam Insulation Questions
Is spray foam a good idea in a cold climate?
Yes, where it is used for the right surfaces. Closed-cell on rim joists, crawl space walls and cathedral ceilings both seals and insulates. Open-cell needs a vapor plan in exterior assemblies.
Can foam be sprayed in winter?
Yes, but the surfaces have to be warm enough for the foam to bond. We may heat the space before spraying.
Does spray foam help with drafts?
Very much. Foam stops air movement where it is applied, which is why rim joists and kneewalls are common targets.
How thick does foam need to be for Zone 5?
It depends on the surface. For rim joists and crawl space walls, closed-cell at R-5 to R-7 per inch reaches the code's continuous insulation options in a few inches. The quote lists the inches.
Attic Insulation & Air Sealing Questions
What R-value should my attic have in Grand Junction?
The 2021 IECC lists R-60 for Zone 5 ceilings. ENERGY STAR recommends R-60 starting from nothing, or adding R-49 over three to four inches.
Will more insulation stop ice dams?
It helps, but air sealing is the bigger part. Heat leaking through gaps is what melts the snow.
Can you add insulation over what I have?
Yes, if it is dry and clean.
How long does an attic job take?
Most take a day, including sealing.
Crawl Space & Rim Joist Insulation Questions
Why are my floors so cold in winter?
Most often the rim joists and crawl space are unsealed and uninsulated, so cold air moves in under the floor. Sealing the rims and treating the crawl space usually fixes it.
Should I seal my crawl space or insulate the floor?
If ducts or water lines run through it, sealing the crawl space and insulating the walls usually works better. If not, insulating the floor is simpler.
Is rim joist foam worth it by itself?
Often, yes. It is a relatively small job that closes one of the leakiest parts of the house.
Do crawl spaces here need a vapor barrier?
A sealed crawl space needs a ground cover. Even in a dry climate, soil gives off moisture.
Blown-In Insulation Questions
How deep should blown-in be for R-60?
It depends on the product; the bag lists the depth for each R-value. We set rulers so you can see it.
Is blown-in better than spray foam for my attic?
In most open attics here, blown-in with good air sealing is the better value. Foam fits tight and odd spaces.
Can you insulate my walls without tearing them out?
Often, with dense-pack cellulose through small holes.
Does blown-in settle?
Some, especially cellulose; installers allow for it by blowing to the initial depth on the bag.
Garage, Shop & Pole Barn Insulation Questions
How much foam does a metal shop need in Grand Junction?
For a heated shop, enough to make heating practical and keep the inside surface above the dew point; for an unheated barn, often just a thin coat to stop condensation. The quote lists inches.
Can you insulate a pole barn with wood framing?
Yes. Foam can go on the steel skin, or framed walls can be filled and covered.
Will insulating my garage help the room above it?
Yes. Sealing and insulating the garage ceiling under the room cuts cold air and heat loss.
Do I need a coating over foam in a barn?
Depends on use and the product. We list it on the quote.
Insulation Removal & Replacement Questions
Why is my attic insulation black in spots?
Usually from dust carried by air leaking through it. It shows where the leaks are.
Do I need to remove insulation after mice or pack rats?
Usually, once the animals are gone and entry points are sealed.
Is removal messy?
The material leaves through a hose, and we protect the house. Some dust is normal.
Can I add new insulation on top of old?
Only if the old material is dry and clean.
